Fellow Americans, are my standards for an apartment too high?

Hi I live in rural California (near Fresno) and I’m just wondering if my standards for an apartment to rent are too high.

I want a working ac, on site laundry and on site parking. With rent less than 1,000 including s/g/w.

The average around me is 1200 and idk if that’s just normal now or it’s because of the university.

    I am not familiar with the rental market in Fresno but it sounds like if you are totally unable to find what you are looking for in that price range then yes your standards are too high. Certainly where I live you wouldn’t be able to find anything even remotely desirable for less than 1k/month.

    Uhh… expecting to have on-site parking is not having standards that are “too high.”

    I can’t provide any input on the others, not knowing how the market is.

    Probably going to depend on how close it is to downtown Fresno. I would just look around on https://www.apartments.com/ and see what’s available.

    You can’t get that price in Indiana near Purdue or UI. I’m surprised you can find anything that cheap in California near a University.

    I have a friend who lives in that area. You can find all of that but not for under $1k, I’d be shocked. The only circumstances I could imagine you finding it for under $1k is if you were able to find a private landlord and rent out a back house, or a room in larger house, or something like that.

    Real Estate varies a lot from state to state and city to city. There’s no way someone from other states can give you insight into the real estate market in Fresno. Ask around locally to find your answer.

    I live in New Hampshire and you can barely find places to rent that cheap.  Especially if you want everything included.

    I have no idea what usual rent is in Fresno. What is “s/g/w”?? [????], gas & water? I can’t figure out the “s” – solar??? – around here it’s usually “heat & hot water included” or “h/hw”

    Yes.

    California has one of the most wack housing/rental markets in the country, even in Fresno, that’s a tough find.

    Make sure you’re also looking on forums, facebook marketplace, and leasing company websites, don’t just stick to sites like Apartments.com.

    How rural are we talking about? Are you looking to live IN Fresno or in a suburb or further out? Rural anywhere isn’t going to have a lot of variety or flexibility.

    Working ac is always a must in my opinion. But if you’re looking and looking and you can’t find anything that fits your standards, than your standards are too high

    Something like that in my city would cost at least $1800. I haven’t paid less than $1000 for rent since 2014 and even then I had to pay an additional $150 for parking.

    Do I think your standards are too high? No, I think your expectations for what you should be able to get for the price you want are perfectly reasonable.

    Do I think your standards are unrealistic? Yes. Unfortunately the rental market is completely fucked almost everywhere in the country and has been for awhile.

    You will not find that at that price point 

    You can’t even find that, at that price two states away.

    When you zoom in, rents depend on size, proximity to amenities, and the price of nearby rents.

    When you zoom out, rents are mostly based on median income in that region. The closer to higher paying employment, the higher the rent.

    The hack is to find one of the few higher-paying jobs in a city whose median income is below the national average.

    Fresno incomes are on the poorer side, about 83% times of the national average.

    The people have spoken lol, thankfully I can afford it. I was surprised cause when i moved here in 2017 the average was like, 950.

    I’m guessing you live in Merced? Sadly, you’re not going to find an apartment anywhere in California for 1,000 a month – definitely not with the amenities you’re looking for. I’ve lived in California all my life, and the last time I saw apartment rents around ~$1000 was 15 years ago. If I were you, I’d try to find a room in a house for rent, or find a roommate to live with you. Best of luck!

    You need to go back a few decades to get what you want for the price you want. I live in a super rural area in CA and a 500 SF. studio is going for 1,700.

    Doing a quick search on zillow for rentals, I’ve found a few that are under 1k, but you’re right most are in the 11-1200 range. I’d be concerned with anything below what is average for safety reasons but if that’s not a concern it seems like there are things out there.

    But like others have said, this might be better geared towards the fresno sub. We’re paying 2400 in the Nashville metro and I’d kill for 1800 muchless 1k. But we’re renting a house that’s 2k sq feet.

    Rental markets are incredibly local, so hard to say… bit sounds like a lot for $1000 in most places, especially in California

    I’m from central California and I think that’s going to be really tough assuming you’re looking for your own place and not just a room. I think you might be able to find a studio for around 1000 but honestly you might need to look for a roommate.

    With on-site laundry and parking? In my area that would have been unreasonable for less than about $1500–1800, even 15 years ago.

    Rental rates vary widely depending on location. I can tell you that you would never find an apartment at that rate around here, but I’m not in Fresno. You should ask in a forum for your location.
