Recently came to a mediation with my landlord and would like a little help understanding the legal mumbo

After a motorcycle accident took me out of work for a couple months at the end of last year i just got really behind on all my payments including rent, i ended up owing my landlord a total of $4732.86, $4400 in rent and the rest lawyer fees. We had agreed to a Stipulated Judgment that said i would vacate the premises by June 30th, any property still left behind after that date will be considered abandoned and to do with whatever the property owner pleases, and a Judgement in the amount of $4732.86 will be placed upon me. Now the way i understand it and had it explained to me by the mediator-by entering into the judgment once my end of the deal is fulfilled, vacate and pay, the eviction case should be dropped at which point i should be able to file a petition to seal the record according to the new eviction sealing law in massachusetts. But i can’t help but feel like thats too good to be true and I’m misinterpreting how this new law actually works. Any advice would be greatly appreciated thank you very much

TLDR: Pretty sure my eviction should be dismissed and new Massachusetts law allows for civil judgements to be sealed in the case of judgements for evictions? Yes, no?
