My mother in law is moving into a nursing home because she has dementia. What happens with her lease?

Location: Virginia
She has a 12 month lease with an apartment. What will happen with that? There’s going to be no way for her to pay it soon.

    They will keep the deposit and possibly try and sue her for more.

    Leases do not terminate because the resident has health or psych problems preventing them from continuing to live there.

    That said, the lease has to be read, because there absolutely can be critical stuff in there like an early termination clause.

    Step 1: Call the landlord and/or review the lease. If she’s moving out, he’ll want to re-let the apartment. Which means she could be on the hook for paying rent until it’s re-let, paying liquidated damages (commonly one or two months’ additional rent), or he might just want you to find another renter.
