Lease Break

Location: Upstate New York

My girlfriend and I signed a lease month ago for a unit in a larger apartment complex. Multiple buildings on the premise are owned by the same company and the corporate office is a few states away.

Since moving in less than a month ago, we’ve dealt with a completely leaky window in our bedroom that would’ve flooded our bedroom had we not kept placing towels all night. Our hot water has consistently gone in and out for the last month and I have called and went to the main office multiple times. The corporate office is well aware this is an issue and has not done anything about it or claims they’ve fixed the issue just for it to be cold water the same day. There is mold everywhere in the unit upon closer inspection and it’s concerning me for the health of my girlfriend and cats. Not to mention our bathroom shower head leaks and sprays everywhere when we turn it on and it’s been requested to be fixed since we’ve moved in. The structure in the bathroom walls is also a concern. Water is dripping from the ceiling while showering and in some areas the ceiling is soft when damp.

My question is: Are these grounds to break the lease? All of this is in writing and photo proof and I have a log of every time I’ve called and put a request in. The landlord is so shady and it’s a scummy company is what I’ve realized. We want to get out as soon as possible.
