I am buying a house and need to terminate my current lease which has 10 months remaining. The lease says I will owe the rent until the end of the lease or the unit is re-rented. If I offer the landlord, in writing, a termination fee instead and they accept is that legally binding or could they still sue me for 10 months of rent later?

If you reach a new agreement with the LL it would basically be an addendum to your existing lease. As long as the addendum is clear that it’s revoking and replacing the early termination section you should be good.
Getting them to agree? That’s a whole other matter. Good luck with the new home!!
