What can I do if I suspect my subleaser is now squatting?

Hello! I signed a lease with some other girls back in August and moved into a 4×2. We all moved out in April/May to cities/states that are hours away and I got a subleaser to help pay for my portion of the rent for the remainder of the lease. It ends this month and it had been going fine up until like a month ago. She mentioned that she signed for new place starting July 10th but was stressed about paying both me and the rent for the new place. She ended up ghosting me and never paying for her portion of the July rent. I was pissed but assumed she just moved into her new place and figured she’d flake on the last month of payment since she was no longer living there. I had sent the subleaser a message earlier this week saying one of us was going to swing by this weekend to clear the place out and if she was still there that the cops would be called. She never responded to that, so once again, I naively assumed she had just moved out. However, one of my old roommates just came back and found meat rotting on our kitchen counter, food still in the fridge, an extremely bad smell, and something that looks suspiciously like a small bloodstain on one of the doors. Can we actually call the police? The subleasing was under the table so I’m not sure if we could possibly get in trouble as well or if this would even be considered squatting….

What kind of lease to you have with your tenant? Month to Month? Term?

What does it say about giving notice to end the tenancy?

Your subleaser would not be squatting. They’re a tenant.

If you find rotting food, bad smells, et cetera, it’s likely that they left the place, not that they’re still there. What notice did you give them(or they you) to terminate the tenancy?
