Long story short, I have a very difficult neighbor to the side. In a rare moment of amicability a couple years ago we agreed to have a landscaper plant a row of dwarf arbor vitae on the property line in thr side and front yards. We neither one had a survey done previously so we just asked the landscaper to eyeball it in line with a rear fence already in place. We split the cost 50/50.
Last year this neighbor got in a huge fight with her rear neighbors. She had a survey done as a result which much to my surprise showed her front property boundary less extensive that I thought. Basically the entire row of trees is a good two feet in on my property.
Thr situation between me and the neighbor has since deteriorated again. I am cutting the grass to the tree line on my side. She is cutting the grass to the trees on her side (again, some of which is likely my land per the 2024 survey markers).
Do I need to be worried about this? Can she try and claim some right to my property by mowing several feet of it. Ideally we wanted the trees to create a 6 foot plus wall between us. And part of me doesn’t care but part of me wants to make sure I’m protected.
