I’m a homeowner. I can’t access my barn basement or use a huge part of my back yard because the company that poured a new foundation for the barn in 2023 never finished the job. Work on the pour and blocks under the barn’s beam is done, but the last steps to remove the massive cribbing and steel I beams, trim rebar, and regrade soil are not.
I’ve been calling and emailing regularly. I occasionally get a “We’ll get back to you!” response. (These guys also left their excavator on my property for a year before beginning the job. Many calls and emails. Judas Priest. I didn’t quit them then because I was already several thousand dollars into our contract. The last payment for the contract is due on completion… so here we sit.)
May I take possession of this gear and sell it so I can hire someone else to finish? I don’t know if this qualifies as “adverse possession” because I’m not using the stuff. I want legal help but don’t know what Lind of lawyer helps with this. Thanks to all.

“Adverse possession” is about land.
“Abandoned property” is the rule you’re referring to.
Send them a registered letter saying that the property is presumed abandoned and if they want it they should get it before date <X> when you will take ownership of it and dispose of it. (Research how many days are required in Maine).
