Does My Mom’s Landlord Have Any Legal Rights to Search the Home He Doesn’t Own

Ok so I know this can be searched on Google, but there are some layers to this so I just want to be sure.

I’d been living with my mom for just under 2 years before she broke her hip and was moved in with her bio daughter so she could get round the clock care (we’re kind of out in the middle of nowhere). Well during the time she was at the rehab facility, her daughter convinced her to sell the 30+ year old manufactured home and kick me and now my younger sister out. My mom and her daughter fully own the trailer, so I’m not contesting the sale.
They’re selling it to the guy she rents land from who rents out really decrepit trailers (I used to rent from him). She only rents the land from him, and we are caught up on all of the bills. My sister and I have been given a move out date by mom who is withholding the sale until then, so he still doesn’t own the trailer.
The problem is he wants to come and check out the home before he buys it and wants to do a walkthrough with us here. We are both uncomfortable with that as even after we move most of our stuff to storage, we will still have the rest of our stuff and our cats with us. On top of that, we are two young women (25 & 19) and he is a creepy old man We have told my mom that, and she started saying that he said he would involve the police.
She assured me that she still hasn’t sold the trailer, but he’s got connections in the city (the kind that got him down to only a small fine for several permit violations) so I’m wondering if there was any legal way he could actually involve the police and force us to let him in.

He’s come by twice now with no warning knocking on the door. I was at work the first time and in the bath the second but both times have given me this fear I’m not used to. Is there ANY way he could legally worm his way in here before the sale??
