Fellow Americans, are my standards for an apartment too high?

Hi I live in rural California (near Fresno) and I’m just wondering if my standards for an apartment to rent are too high.

I want a working ac, on site laundry and on site parking. With rent less than 1,000 including s/g/w.

The average around me is 1200 and idk if that’s just normal now or it’s because of the university.
