Garnishment making me unable to pay rent. What to tell landlord?

Location: 27M NJ/USA. As the title states, I was made aware of a surprise garnishment about a month and a half ago from a prior credit card debt from me and my ex that I had completely forgotten about. This debt was from about 4 to 5 years ago and during the break up, this card had completely skipped my mind. I was notified through my work that the garnishment was taking place when I noticed that my check was much less of what it typically is. Looking at the schedule for the 20% garnishment, it seems like it’s not going to be paid for at least six months. Rent and bills were already tight in the first place, and now with this garnishment, I am entirely unable to afford rent let alone certain basic necessities. I am unfortunately, right in the middle of my lease on an annual basis. What can I tell my landlord to state that I basically have to leave next month due to being unable to pay? I am obviously willing to let him keep the security deposit, and offer to advertise the apartment to close the gap so that there is no lost rent. Otherwise, in the lease it states you need three full months notice plus a penalty fee for any move out before the lease term ends. I am looking to be gone by end of August, which gives me enough time to sell my stuff and potentially find a new tenant. Thank you for any advice.
