I recently started renting an apartment and in the lease it states: Tenant agrees that the Premises shall be occupied by no more than 1 person(s), including no more than 0 under the age of
eighteen (18) years, without the prior written consent of Landlord. My boyfriend stays over about three nights a week. My landlord recently sent me a notice to cure saying that i was in violation of the lease and i had someone living with me. Scared of being evicted, i asked if i could add him to the lease. They agreed and said they need proper documentation of his income and employment or else i will be evicted because he has been seen on the property. They also said they are charging me an additional 40 dollars for water for this months rent because he has been seen on the property. I came here because i really don’t see how i am in violation at all. There is no clear outline of guests in my lease. They have no proof of him residing here. He does not pay rent, have belongings here, does not receive mail here, and his permanent address is not here. How could they legally evict me if there’s no proof? Also, this is my first time renting, i’m only 20 i don’t have a whole lot of experience in this. An eviction would look terrible on me but this just doesn’t seem fair. Can they evict me? and should I email them stating he does not reside, pay rent, receive mail, or have an established address here? Thank you in advance
