Me and my partner are moving to Miami soon and wanted some advice on condo associations with the application fees. Currently we are moving to Streetwater and know the app fees are unavoidable but I want to make sure that they aren’t charging us an illegal amount. To move in, the application is costing us:
$150 each app fee ($300 total) $100 flat screening fee $250 move in fee (landlord is splitting it with us and covering the other $250)
Total: $650
Is this just what the standard is? We are from smaller towns so we just are not used to forking this much over in fees out the gate. Thanks for any help!

There is no standard.
There is only “is it legal” and in Florida application fees are capped at $100 per person.
So no. It’s not legal to charge $150 each. The other charges are likely OK.
But it’s Miami and your chances of getting anyone to do anything about it through the courts that doesn’t lose you your chance at that condo are low. The condo association is likely just going to change the application fees to $100 per person and then remove the offer of paying $250 towards your move in fees leaving you a further $150 in the hole farther than you would have been paying the illegal application fee.
