My ceiling collapsed in my apartment that I’m renting. What do I do?

Location: Boston, Masachusetts

The ceiling of my bedroom collapsed in my apartment (built in the late 1800s). A massive cloud of white dust + large chunks of the ceiling filled the room and is covering many of my possessions. I’m now displaced, and also concerned about health hazards (asbestos? lead? general health toxins from the dust?).

My landlord was dismissive, tried to have the debris cleaned up before testing, and lied about asbestos testing timelines. I have photo documentation, communication logs, and am conducting my own asbestos and lead tests.

I need a tenant rights lawyer ASAP — ideally someone who can:

  • Intervene before landlord cleanup
  • Help recover costs for displaced housing and damaged belongings
  • Possibly be on-call Monday for legal support – I’m expected to have to make quick decisions

I do have renter’s insurance, but likely not enough to cover what is potentially lost.

If you have any recommendations for tenant lawyers in Massachusetts (Cambridge/Boston area), I’d be extremely grateful.

Similarly, curious to hear if anyone has been in a similar situation before, and guidance on how to approach this.
