Location: Arkansas. In 1996 my grandfather put his house in his sons name (my dad and brother) to protect it from medicaid when they enter a nursing home. In 2006, grandad dies. 2012, my uncle dies. In 2013, my dad dies. In 2014 my grandma assigns me as her POA. In 2015, my mom and aunt start the probate process to put the house in their names. In 2024, My 101 year old grandma enters a nursing home. My mom and aunt are in the process of selling the home. I aired a concern that Grandma’s money will run out by the end of the year and was concerned that medicaid or medicare wouldn’t cover her nursing home bills. I asked my mom and aunt if they would be willing to use the proceeds to help cover a shortfall. They said “NO”. As POA, do I have any legal recourse to force them to use the proceeds for my grandmother’s nursing home bills?

The home does not belong to your grandmother. Neither you nor she has any say in what happens to it.
No. The equity of the house belongs to the owners, your aunt and your mother. Your grandmother hasn’t been an owner since 1996.
It’s no different than if your grandparents had sold the house to me in 1996 and I was selling it now.
