Renting out marital property when one person is on the title

I am trying to understand the law around this topic. My grandmother purchased land while married in her name alone without her husband being on the title of the property. Her husband went behind her back and put a trailer on it and started renting it out without her knowledge while collecting money. He is representing that he owns the land so he can rent it out without needing her approval to do so. She does not want it to be rented out which caused a giant argument. My understanding is that even though the land is considered marital property she is the title owner he would need her permission to rent the land out even though they are married. Is this a correct understanding?

Your understanding is generally correct, but how does she enforce that? It’s a marital problem more than anything. Courts are usually not going to get involved in marital disputes. If she wants a legal solution, she’s going to have to start divorce proceedings.
