Hi everyone, posting anonymously for privacy. I’m a student.
Yesterday, Friday, around noon, my flatmates and I received a 3-Day Notice to Quit from our landlord. This has been extremely confusing and stressful because just a few days earlier, we had a visit from our community manager, who confirmed that we were in compliance after we addressed issues raised in an earlier 3-Day Notice to Perform Covenant or Quit. The concerns were related to cleanliness and unauthorized installations (water filter), which were removed and verified during an in-person inspection.
We’ve also submitted follow-up photos and were in regular contact with the leasing office to confirm ongoing efforts. Despite that, this new notice states we failed to cure lease violations and now need to vacate the apartment.
After receiving this latest notice, we visited the leasing office twice. The community manager told us that the eviction notice wasn’t issued by their office but came from the corporate office. He said he would check with them and get back to us by Monday afternoon.
Since we received the notice Friday at noon, it technically expires by Monday at noon, which leaves us in a very tight spot. We’re unsure:
- Should we wait until Monday for their response or start preparing to vacate?
- If the notice stands, would we legally have to leave by Monday 4 PM, or would we get another 3 business days?
- Can a notice still proceed even after an in-person confirmation of compliance?
- How should we protect ourselves legally right now?
Our lease ends on 30th June, and we were planning to extend it by 6 months, but now we’re totally unsure about our standing or rights.
