Sketchy Real Estate Deal

Here’s the situation:

My father passed away in late 2023. He left us several parcels of property. My sister is the executor. She hired a “friend” to be the realtor.

Parcel in question is insured under the estate bond for 80k. Appraisal was 75k. County appraised it for tax purposes at 54k. Sister and agent trying to sell at 49.9k minus commissions ect.

Comparables submitted by agent, to justify price, are dissimilar. Property in question is a three acre undeveloped house lot. Water and power at the street. Has the amenity of access to a 60 acre private lake. Comparable are same area, however lot size varies drastically and they have no water access. All also sold above taxable value.

Other than hiring an attorney, we have, is there any other action we should take?
