5 yrs ago Lee Sr. purchased a property from Donald for a few grand cash.
Lee Sr. can barely read and write or afford an attorney so he kept it in Donald’s name for the time being, paid him the yearly taxes. Donald didn’t mind.
Two nefarious unemployed individuals nearby caught on, went to 80 yr old Donald B. and manipulated him into believing that 84 yr old Lee Sr. had sold them the property. ( The perpetrators are best described as people you would see on Jerry Springer fighting over their cousin’s affections in the trailer park. )
The aging and gullible Donald took their word for it, and signed a quit-claim deed transferring ownership, notarized and filed with the County. These scumbags moved quick.
Lee Sr. currently living in a manor for the disabled and elderly was none the wiser. The perps have already broke into the buildings and completely locked him out 2 days after the title transfer. Laying claim to the little he’s acquired over his life. Maybe a total of $40k in property & assets on the property.
Lee Sr. Has no money for an attorney. WNY legal aid won’t help. We’ve notified APS and office of the aging. Nothing yet…
Donald, (the previous owner) is more than willing to testify he was deceived into signing it over.
And I’m wondering what the hell I can do for Lee Sr.
Can I go with Donald & Lee Sr. To the county clerk notifying them of the fraudulent deed transfer? Can I help him file a lawsuit in State civil court somehow?
Is there an advocate out there for Lee Sr I can contact? Idfk.
